A $250 non refundable deposit is required to hold your site for the following year paid by Sept 15.  

1/3 of your seasonal rate will be due Jan 1st. The second 1/3 payment is due May 1st and your final 1/3 payment is due Aug 1st.  The $250 non refundable deposit will be subtracted from your last payment Aug 1st.

Water, sewer, metered Elect, and, cement patio,  free newspaper. We do have wifi but are very limited on our bandwidth that century link gives us. We are at the end of the DSL line. So if you have a full time online job our internet is not good enough to deal with such needs.

Seasonal  Cancellations for 6 months

 
  If you cancel any time before Jan 1st you will loose your $250 deposit . If you cancel after Jan 15th,  you lose your first 1/3 Payment or any payment you have made along with your non refundable $250 deposit. Your first 1/3 payment is due Jan 1st. If received after Jan 1 they will be a 25$ late fee added each month. your 2nd 1/3 payment is due May 1st and your final 1/3 payment minus your $250 deposit is due Aug 1st.

There are no refunds on seasonal sites after Jan 15.

If you book a seasonal or get a seasonal rate. There are no refunds on early departure period. This a commitment we have made together at a price we agreed on. The commitment must be paid in full by Aug 1st. Please don't forget to sign your agreement if you have not received your agreement please call the office.
